    The guesthouse was situated very well - within walking distance of all the major attractions. There was a lift to the first floor that was convenient for handling luggage. Lovely restaurants, and major attractions close by - very good location. The bathroom and bedroom were cleaned daily. We would stay here again.
    It would have been nice to have access to tea and coffee facilities - we had to go out for all our meals and drinks. The hostess did not speak English, but fortunately we managed.

    The apartment is in excellent location, with easy access from the main train station and tourist spots, clean, and big enough for 2-3 people. Kitchen is equipped with workable kitchenwares. The lady owner could not speak English well but she had a service mind. A good value place to stay.
    When opened the window at night, sometimes the noise of people from the nearby place got in. I guessed they were also tourists. Lucky than they did not talk all night. It became completely quiet around 10.00 pm.

    The owner did not stay at the apartment. My friend and I told the lady owner to come at 07.00 am to receive payment before we checked out but there was no show. We had waited for 20 minutes and decided to leave the money on the desk with a note because we could not miss the train. One guy came in at the last minute and said he was the lady owner's husband. We were not sure who he was, so we asked him to issue the receipt and he did it perfectly. We felt relieved and did not miss the train. A happy ending.

    Da tale struttura non sono rispettate tutte le normative relative al B. & B. I gestori erano completamente assenti e perciò non vi era a disposizione mai nessuno a cui poter chiedere (come promesso sul loro sito !) informazioni e aiuti vari. Inoltre, a differenza della presentazione, la stanza era carente di vari confort come il cestino per rifiuti, la finestra rotta e senza la maniglia nonchè l'assenza del bidet nel bagno.

    Mi ha soddisfatto sicuramente la posizione e il buon rapporto qualità prezzo. Ideale per un week end a Firenze. Cosa molto importante la pulizia delle camere che ho trovato buona.
    L'interno delle camere è molto spartano.

    The location was great, and the room was comfortable as well as quiet. The staff were very nice, and went well out of their way to help when we did not have our key. It was SO nice to walk out of our door and in under a minute be in the heart of things. We would gladly stay here again.

    the location was absolutely central! My family was quite impressed with the location. The lady who runs the place is accomodating and friendly. I will stay here again when we return to Florence. Excellent for a 3-night stay!
    No breakfast service although it was advertised as a "b and b" but the location made up for it. It is sorrounded by many reasonably-priced restaurants.

    The hotel was spotless! We felt very safe. Location couldn't be beat. Also, while I agree that the pix on the website are accurate - I don't feel they do the place justice. The hotel was very, very nice.
    I would not qualify it as "dissatisfied", but there was not one at the hotel when we arrived - or when we checked out. I have to look at my credit card statement to make sure I if I was even charged for my stay. I think this is more an issue for you than me...I am an honest person and will make sure I pay you...but I think some people might try to skip in the same situation.

    I had no problem with there being no "room service" - a fair trade off for the excellent price - but I would suggest leaving clean towels and toilet paper somewhere we could have found them.

    Location is handy just down the road from Duomo and up the road from the train station
    Noisy, unstructured, no one answered the door when we arrived - We had to wait until a guest randomly appeared from their room leaving the building.
    When we left the next day the receptionist couldn't understand a word of English. I tried to explain that I paid a deposit of 40 Euros and didn't need to pay the full amount. She shook her head. When we arrived back home of course I was overcharged on my credit card.
    I requested a refund of that remaining money several times and they claimed it was internet fraud and wouldn't refund the money, Even though they said they would refund the money.
    Not good accommodation for 70-80 Euros a night. Sorry to say.

    The room we had although pleasant had bars on the window which was unable to be opened in case of emergency (eg:fire). There were no fire alarms installed only one fire extinguisher which was not located near to our room. This did concern us a little.

    We enjoyed the central location, the updated structure, the cleanliness of the room. Having opted for an internal room which faced the patio, we also enjoyed a quiet stay.
    On the weaker side, the tv had programs in Italian only and the remote didn't work, the staff couldn't speak any English and there was no breakfast.

    The location of the B&B is fantastic. While I had read that the rooms could be noisy, our room and our friend's room were very quiet.
    There was no one at the B&B when we arrived. There was a phone number to call. It was difficult to communicate since we did not speak Italian.

    La vicinanza al centro di Firenze e la discrezione del personale
    Una camera, adibita a permanenze più lunghe, aveva tutti i servizi igienici, l'altra invece no e questo non era specificato, inoltre non trattasi di B&B bensì di affittacamere, anche se nella camera era possibile prepararsi tutta la colazione grazie a frigo, fornelli, e quant'altro (ma sempre in una sola camera ed anche questo non era specificato)

    soddistattissima del mio soggiorno a battistero, camera pulita, grande, posizione ottima. nessun aspetto negativo, ovviamente non mi aspettavo un hotel a 4 stelle, ma sono rimasta piacevolmente sorpresa anche dalla presenza dell'aria condizionata nelle camere (cosa assente in molti alberghi di lusso di firenze).

    la pulizia e la vicinanza della strutura, sia dalla stazione che dal centro istorico
    Quando una strutura si chiama Bed & Breakfast e sottinteso che è compresa la prima colazione, e da voi non è avvenuto. Ho fatto reclamo, mi é stato risposto che non era un B&B ma soltanto affittavano le camere, pertanto la publicita su internet e ingannevole.

    Difficult to find. Also, no one was there to greet us, we got locked in the lobby for 30 minutes until someone finally came to let check us in. We never saw anyone at the desk afterwards during our stay until it was time to check out. Major construction was going on and inspite of the double pane windows it was incredibly noisy. Although it is identified as a Bed and breakfast, no breakfast is served

    IT IS NOT A B & B - there is NO BREAKFAST -false advertising. Far too noisy at night in room on the street, didn't get much sleep, difficult to find initially-better instructions should be given on website.

    Room was lovely and new and extemely clean. Staff really helpful and trying to please. A favourite place from our holiday.
    the location directions need to be improved. we spent 1 3/4 hours trying to find the place and only after another hotel called them for us. There is also the difficulty that there is another place called battistero on the plaza. A sign down on the street would be really helpful as it was on the first floor and you have no idea what is in the building.

    Room clean and all very presentable. The staff helpful.
    I was not informed that it was on the 3rd floor of the building. There was no sign outside to say it was there that is visual that I could see and I walked around for 1 and a hlaf hours before I had to call thinkign I was reading my map incorrectly. As it turned out I was right in front but didn't know it. They came to my assistance but very frustrating with a suitcase in tow over cobble streets. It was not like the picture advertisement at all so it was senseless trying to recognise the building. The room was so noisy I had to take a sleeping tablet. The first one on my whole 7 weeks away.

    ottima posizione al centro di firenze.
    forse , essendo la nostra camera situata sul lato della strada principale ed al 1° piano, doveva essere meglio insonorizzata(soprattutto le finestre) riguardo al rumore del traffico esterno molto intenso di giorno e di notte.sostanzialmente il nostro giudizio, a parte il rumore, e' comunque positivo.

    It was hard to find and parking in Florence is difficult with narrow roads and lots of one way systems so it is not possible to park to drop off your luggage. There is a garage a few streets away were cars can be parked and it costs around 40 euros a day. Battistero was not clearly sign posted and it is on the first floor of the builiding but there is a small lift to put your luggage in.It was very clean and comfortable but I don't know if there are rooms at the back of the building that may be quieter but we found the traffic noise very disturbing.

    Personale gentile e disponibile, camera accogliente e pulita. Piccola difficoltà solo nel trovarlo per mancata insegna nel portone.

    Le camere potrebbero essere insonorizzate un po' meglio. Manca il cartello fuori dalla porta (c'è solo quello della Duomo House).
    La struttura è vermanete moto spartana.
