   elegantly appointed apartment, the hostess benedetta is most hospitable, the coffee offered on our arrival made us feel welcomed, resident canine camilla is the most desciplined we have met and she made us feel home,the freshest focaccia was served at breakfast - amongst others. so kind of etta to take us to the station on the rainy day, such a personal service. highly recommended.

   Room sizes are good, beds good and it has a lovely courtyard for breakfast with trees and flowers. It is a quiet location and although not in the centre was only a 20 minutes walk to St Marco or one water bus stop. We arrived in the parking building and rang to say we were late and they came to get us and walk us to the B&B so we wouldn't get lost - a nice touch.

   Although we knew this anyway we had to share a bathroom. There was a handbasin in the room. If this bothers you make sure you book a room with ensuite.

   Casa Mimma was in the Santa Croce district, which is out of the main touristy area, so I think that made it quieter and more affordable than other places we researched. It was exactly what we expected...nothing more, nothing less. It was easy to find and a 10 minute walk from the bus terminal. We were very happy that we decided to travel with backpacks as opposed to rolling suitcases. Suitcases would have made the trek longer and more difficult. The breakfast was simple and light. We also knew what to expect from the reviews. Walter, the man at the desk, was very sweet and informative.

   Location - very near vaporetto stop & walking distance from train station yet quiet. Breakfast @ garden was pleasant

   Room seems to be quite dusty & towels not changed.

   We were very satisfied with the cleanliness of our rooms, we very nicely surprised how silent it was to stay there and sleep, and most of all we enjoyed the beautiful inner gardern full of flowers where breakfast was served every morning.

   We have booked 2 separate rooms with one common bath. However, it was not very comfortable to have the bathroom totally separate and not as part of one of our rooms (to go out to the bath we had to go out of our rooms to the corridor).

   The location was EXCELLENT although a little hard to find. The room was beautiful, just like the pictures. The air conditioning was GREAT and the bathroom so clean and neat. We loved our stay there.

   Breakfast could have been a little better. I don't know how the price compares with hotels.

   We were satisfied with our stay. We were given good directions to find the B&B. We walked from the parking lot to the B&B. We walked to St. Mark's square and the train station from the B&B. We walked from the Academia Bridge and St. Friar's Church to the B&B.

   The breakfast was a disappointment. We were offered toast, packaged toast, and a hot drink. My hot tea was fine. But my husband and my friend were disappointed with their cappuccinos.

   I was satisfied with the location

   Casa Mimma was centrally located. It was clean. The staff were pleasant but the bed was small and most uncomfortable, and the breakfast was very basic compared to the five other bed and breakfasts I stayed at during this my first visit to Italy. I felt that it was expensive for what it offered. I would not use this hotel again.

   The owner was so kind to help us finding Casa Mimma, he came to pick us up at Railway station. Generally he was very nice. The garden in the middle of Venice - superb!

   Breakfast, even if in this beautiful garden, was very poor. The worst coffee one can immagine: instead of cappuccino - we got luke warm brownish water!
   
   And... they forgot to tell us that the bathroom is in corridor. Excuse me, for this price, we demand having own bathroom.

   The price paid in the market (city, timing, location) was amazing. I could only find one other booking comparable that had terrible reviews. Host had very good English (like much of Venice). He met us at the Bridge and led us to the B&B. Also, wine available, breakfast available. Pretty, clean room with good AC. Close to some not terribly touristic restaurants on island Venice.

   Venice in general was terribly confusing to navigate, even with a map. We got very lost trying to find our way to this B&B in our wanderings. We walked circles around it. Not the fault of the B&B, more part of the city. It is NOT close to much of anything of large tourist interest, save the grand canal and the train station. Couple minor churches close. A lot of VERY touristy restaurants within easy walk/find your way back range.
